Do I need a Town Planner?
Navigating the planning system is complex. It involves a good understanding of planning and legal frameworks. What we do is ensure we understand your project from inception to delivery. We are also able to jump into your project midway through, if you require assistance at any point throughout the process.
We are also able to provide feedback during the design phase and are able to work with you to achieve a feasible and profitable development.
We do much more that just writing and preparing development applications. We are able to present to Local Government and State Government agencies, navigate complex areas that involve planning, such as environmental, heritage and site contamination.
Additionally, if you received a refusal decision, we have in-house lawyers who can assist our Town Planner with Tribunal mediation, hearings and if needed, the Supreme Court.
At Cornerstone Town Planning you are in safe and capable hands as we help you navigate the planning system to ensure your project is delivered.

How long does the process take?
The length of time a project takes is dependent on what is required and the complexity of the project. Whether you require a rezoning, or the preparation of a development or subdivision, we can assist.
What is important is getting the reports right and ensuring the application addresses the provisions of the relevant planning framework to ensure your proposal is able to move through the statutory processes quickly.
A development application typically takes about 3 months, a complex subdivision approximately 3-6 months, a rezoning/scheme amendment approximately 12-18 months, and a structure plan approximately 2-3 years.

If there is a refusal what can I do?
Unfortunately, refusals do happen. We try to avoid them, but it can happen that the decision maker does refuse your meritorious application.
We have lawyers who can lodge an application at the State Administrative Tribunal or may be able to advise you on other options such as going to the Supreme Court.
There are options, however we always aim to obtain approval for your proposal.
If your development or subdivision application is refused, despite our best efforts, we can represent you to get an approval. Our sister company, Cornerstone Legal is available to assist.
